Located in the beautiful Georgia Piedmont, this lovely c1820 property is on the National Historic Registry and has a Georgia Historical Marker as well. Legend has it that Dr. Reese purchased the home in Savannah and had it moved board by board in 1820 to its present location.
It now sits on just under 2 acres and has frontage on three streets. It is two blocks from the Monticello town square that the house predates.
The previous owner started her extensive two year renovation at the end of 2014 with the intent of using it as a 5 room inn with a restaurant. Our heroine was only able to run "Reese Hall Inn and Gardens" or "RH" as its been called, for a short time before Covid changed her plans. During this time she reports "a great business" both in lodging and the restauraunt. She had an extensive garden and grew a lot of what she served, even going as far as installing a hillside greenhouse so her guests could have fresh produce most of the year. She was able to secure all necessary permission and zoning to allow her and all future owners to run RH as an inn with up to 6 rooms without an innkeeper on premises. Additionally, it is allowed as an event space and restaurant... but only with the mandated regular health department inspections of course! Her thoughtfulness, thoroughness and generosity not only "saved" the 3800 sqft property, it made it an incredible value for future owners. Run as an inn, it would be the only lodging in Monticello at the moment.
All electric, water, sewer, HVAC, roofs, foundations, porches, columns and so, so, much more were replaced or built. There is a large capacity gas tankless water heater to ensure the four full baths and 1 half bath always have hot water. Much of the original wood flooring, walls and ceilings were saved and tenderly restored as well.
The large 16x28' commercially approved kitchen boasts a gas double oven 8 burner range with a 5' ANSUL hood. There are four sinks, lots of counter space and refrigeration. It's a joy to work in! The kitchen is directly attached to a large enclosed 16'x26' porch that works as a dining room for guests or a family room for friends. Also attached to the kitchen through a "secret door" is the ground floor master suite and bath. Completing the first floor is the entrance hall, living and dining rooms, and a half bath. Upstairs there are four large bedrooms and three bathrooms.
We have spent the last year bringing Reese Hall back to a comfortable single family home without "undoing" its intent as an inn. It is now a fabulous private residence with its gracious welcoming main rooms, 5 bedrooms and 4.5 baths and its multiple porches, gardens. and of course an actual chef's kitchen without compromise. All without squandering its promise as an inn.
As an inn or a home it has plenty of parking, a terraced hillside that could have a micro vineyard or olive grove and a deep wooded area that holds much potential. There is an ADA parking space and an access ramp to the house. An EV charger was installed. There is a newer large open structure with high ceilings that could be a garage, workshop, covered event space or ? Just so much potential!
Monticello sits in a beautiful unspoiled area of the piedmont. It is a cross road to two GA designated "scenic byways" surrounded by national and state forest as well as beautiful bucolic pastures and rolling hills that make the area "picture perfect". And just 50 miles E SE of Midtown Atlanta. There are mountain bike and horse trails. You can fish, float or boat the many lovely rivers and lakes. The area is steeped in history with lots to take in.
Monticello is thirty minutes from Madison, Covington and Eatonton and a bit further to Macon and Conyers and the Ritz Carlton on Lake Oconee. It's just 60 minutes to Athens with its perfect hipness. In the other direction is metro Atlanta with 6 million people and all of its incredible big city shopping, food, resources and ethnic diversity. Here in the country there are creameries like RockHouse in Newborn that make an awesome array of artisan cheeses from goat, sheep and cow. With its surprise out of the way attractions like the Stephan Thomas museum just fifteen minutes away, the Writer's Museum in Eatonton or the fabulous Farmview Market in Madison, the area is as sophisticated as it is beautiful. Craft beer is second to none with Athens' Creature Comfort or Atlanta's Monday Night, to name only a few.
And Jasper county is the deer capital of GA!
The City of Monticello itself has under 3000 people and is racially diverse and virtually crime free. Folks are welcoming and kind. The town has seen a recent surge in investment and energy. It has a small hospital with a cardio unit and a large grocery store where you can buy dry morel mushrooms any day. There is a nice country club with an eighteen hole golf course and a very active DDA. Monticello is the county seat so the schools are large and seem to be well funded. There is even a private school called the Piedmont Academy with an 11 to 1 student to teacher ratio. The square is "picture perfect" and was recently used for two weeks filming an upcoming Netflix movie, its the third major production shot in town. There are currently two franchise restaurants being built in town to add to the numerous local ones they already have. The local coffee house has not only great coffee roasted up the road, but terrific baked goods made on site. In season the town square hosts a farmer's market every Saturday. Besides produce, there are soap makers, pie bakers, craftsmen and artists selling their products. Taxes are low and emergency services and police are fast and efficient. There is also a senior care center in town. So much to offer for such a small place!
